Keep shared access usable through the hire
For a shop, flat or managed property, identify who controls the rear yard or servicing area. Check that a skip would leave the entrances, pedestrian access and other occupiers’ deliveries usable. A space being empty on the day you measure it does not mean it can be occupied for the whole hire.
Describe how the lorry would return to collect a loaded skip. Include gates and anything that could be parked or stored across the approach later. The operator needs to judge the vehicle’s working space, not just the footprint of the container.

A staged clear-out can make the choice clearer
As an example, separate the list for bulky light contents from the list for a later strip-out containing dense material. That gives the operator a clearer basis for discussing a 4-, 6- or 8-yard option and whether different waste needs separate handling. Do not fill spare capacity with unagreed rubble.
